How WA duty works

WA charges one transfer duty scale for all buyers - the separate residential rate was merged into the general rate in 2022. The scale reaches 4.75% above $360,000 and 5.15% above $725,000, charged per $100 or part thereof.

The action is in the first home owner rate: from 7 May 2026 a first home is duty-free to $600,000 anywhere in the state, with a concessional rate to $800,000. The join at the ceiling is nearly seamless - $32,300 at the concessional rate versus $32,315.50 general - so there is no cliff to game. Investors add duty to the CGT cost base; the Deal Auditor carries it through the ten-year picture.

How much is stamp duty in WA?

WA transfer duty is a marginal scale reaching 5.15% above $725,000 - on a $750,000 purchase the duty is $29,740.50. Since 1 July 2022 the general rate and the old residential rate are the same table, so investors and owner-occupiers pay identical duty.

Do first home buyers pay stamp duty in WA?

Not up to $600,000 - for contracts from 7 May 2026 the first home owner rate gives a full exemption to $600,000 and a concessional $16.15 per $100 on the value above that, up to an $800,000 ceiling, statewide. A $650,000 first home pays $8,075 instead of $24,890.

What changed in WA duty in 2026?

The 2026-27 housing package lifted the first home thresholds on 7 May 2026 from $500,000 to $600,000 (exemption) and to an $800,000 ceiling, removed the Perth-vs-regional distinction, and extended the off-the-plan concession to 30 June 2028 with higher tiers.
