Official sourceHow the QLD first home buyer stack works
A Queensland first home buyer in 2026 sits at the intersection of four separate schemes. The federal 5% Deposit Scheme lets you buy with 5% down and no lenders mortgage insurance, up to $1,000,000 in Brisbane, the Gold Coast and the Sunshine Coast. The state first home concession eliminates transfer duty to $700,000, phasing out at $800,000 - and a new build pays no duty at any price. The $30,000 First Home Owner Grant stacks on top for new homes under $750,000.
Stacked, the difference is dramatic: at $650,000 in Brisbane, roughly $32,500 down instead of $130,000, zero duty instead of about $15,100, and no LMI. Buying new adds the $30,000 grant - and the same new-build status keeps full negative gearing if the home ever becomes an investment property. For buyers who qualify on income, Boost to Buy shared equity can shrink the loan itself by up to 30%.
The deposit is only the entry ticket - if the home ever becomes an investment property, the new-build-vs-established choice also decides its tax treatment under the 2026 negative gearing reform, and the repayment calculator shows what the loan itself costs from day one.
Frequently asked questions
How much deposit do I need as a first home buyer in Queensland?
Under the federal 5% Deposit Scheme you can buy with a 5% deposit and pay no lenders mortgage insurance - the government guarantees the gap, with no income caps and unlimited places since 1 October 2025. On a $650,000 Brisbane home that is about $32,500 down instead of $130,000.
What are the 5% Deposit Scheme price caps in Queensland?
The cap is $1,000,000 for Brisbane, the Gold Coast and the Sunshine Coast, and $700,000 for the rest of Queensland, per the official 1 July 2026 fact sheet. Caps apply to the purchase price - check your suburb with the postcode tool at firsthomebuyers.gov.au.
Do first home buyers pay stamp duty in QLD?
Usually not. The first home concession removes transfer duty on established homes to $700,000, with duty phasing in between $700,001 and $799,999. And for contracts from 1 May 2025, first home buyers purchasing an eligible new build pay zero duty with no price cap at all. From 1 August 2026, all transferees must be Australian citizens, permanent residents or specified foreign retirees.
How much is the First Home Owner Grant in Queensland?
$30,000 for buying or building a new home valued under $750,000 - the 2026-27 Budget continued it for contracts from 1 July 2026. It applies only to new homes (never previously occupied or sold as a residence), and you must move in within a year and live there for 6 continuous months.
Can I stack the grant, the duty concession and the 5% deposit scheme?
Yes - they are three separate schemes (federal guarantee, state duty concession, state grant) and an eligible new-build buyer under $700,000 outside Brisbane, or $750,000 in it, can hold all three at once: 5% deposit with no LMI, zero transfer duty, and $30,000 cash. This calculator prices the exact combination, and Boost to Buy shared equity is a fourth option for eligible incomes.
