Guides

The maths behind the headlines.

Every figure is computed by the engine that powers the calculators, with sources and a last-checked date. Guides are updated when the numbers move rather than replaced.

These guides are the education layer of CalnetProperty, and they work differently to the gated course libraries sold elsewhere. Every guide is free, stays free, and is built around a live calculator rather than a static lesson: where a course tells you how negative gearing works, a guide here shows the actual arithmetic on a worked example and then hands you the same engine to run your own numbers. Nothing sits behind a membership, because a guide you cannot read is a guide you cannot check.

The catalogue is growing into a full curriculum - foundations, finance, buying costs, tax under the May 2026 rules, deal screening and strategy - published in the order the questions actually arrive for an investor. Each guide answers one question, states its assumptions, cites its sources with dates, and links into the calculator that computes it. When a rate, threshold or rule changes, the affected guides are updated in place - the page you bookmark today is the page that stays current, not a snapshot that quietly goes stale.
