Early access - the full audit
Every calculator here checks one line of a deal. The Deal Auditor runs the whole deal.
Stamp duty, land tax, honest borrowing power, ten years of cash flow under the May 2026 negative gearing reform, and CGT at sale - chained into one audit and judged against the buy-box criteria you set. It's the tool we built first for our own purchases. It will be a paid product; early-access members get it first, shape it, and keep founding pricing.
Every acquisition cost
Stamp duty and land tax for all 8 states and territories, from the same engines already live on this site.
Honest borrowing power
The APRA buffer, HEM floors, HECS-HELP and existing-debt re-assessment - the number a lender actually produces.
The 2026 reform, modelled
Grandfathered, established and new-build classes with quarantined losses from 1 July 2027 - the rules most spreadsheets ignore.
CGT at sale
The enacted deemed-sale split, CPI indexation and the 30% minimum tax - statute-verified against Act No. 49 of 2026.
Your buy box, your verdict
You set the criteria - yield, cash flow, growth, LVR. The audit passes or fails the deal against them. We never recommend.
Shareable audits
Every audit lives in its link - send it to your broker, accountant or partner and they see exactly what you see.
Why the full audit exists
A property deal fails in the gaps between calculators. The duty estimate lives in one tab, the borrowing number in another, the cash flow in a spreadsheet built before the May 2026 reform, and the CGT position usually nowhere at all. The Deal Auditor was built for our own purchase decisions precisely because those gaps are where money disappears: a deal that clears the repayments can still fail your yield floor, and a deal that's positively geared under the old rules can be quarantined under the new ones.
The auditor runs every engine on this site against one address and one set of assumptions, then scores the result against your buy box - the yield, cash flow and gearing limits you choose. It does not tell you what to buy. It tells you whether this deal clears the bar you set, and shows the working for every line. Each engine ships only after passing the same independent accuracy audit as the free calculators, and the whole audit lives in a shareable link.
Frequently asked questions
What is the CalnetProperty Deal Auditor?
One workspace that chains every calculator on this site into a single end-to-end audit of a specific property deal: stamp duty and land tax for the state, realistic borrowing power, year-by-year cash flow under the May 2026 negative gearing classes, capital gains tax at sale, and a verdict measured against the buy-box criteria you set. Each free tool covers one line of the deal - the auditor runs the whole deal.
What does early access include?
Early-access members get the auditor before public release, direct input into what gets built next, and founding-member pricing when it becomes a paid product. Every calculation engine inside it is the same independently audited engine behind the free tools, and each engine only ships once it has passed our accuracy audit.
Will the Deal Auditor be paid?
Yes - the full auditor will be a paid product. The individual calculators on this site stay free. Joining the early-access list costs nothing and does not commit you to anything; it just puts you at the front of the queue with founding-member pricing.
