Tasmania Stamp Duty Calculator
On a $650,000 Tasmanian purchase, duty is $24,622.50 for any buyer - a scale unchanged since October 2013. The 100% first home buyer exemption for established homes ended for settlements after 30 June 2026, so first home buyers now pay the full rate.

Tasmania's 100% duty exemption for first home buyers of established homes (to $750,000) applied only to transfers settling between 18 February 2024 and 30 June 2026. It was not extended - settlements from 1 July 2026 pay full duty. The $10,000 First Home Owner Grant for new builds is a separate scheme and still runs.

How Tasmania duty works
Tasmania keeps duty simple: one marginal scale for every buyer, unchanged since 2013, reaching 4.25% above $375,000 and 4.5% above $725,000. There is no owner-occupier concession scale and no investor loading - just the table, charged per $100 or part thereof.
What changed in 2026 is the relief landscape: the first home buyer exemption for established homes lapsed for settlements after 30 June 2026, and the off-the-plan concession closed to new contracts at the same date. A Tasmanian first home buyer today faces full duty on an established home, which materially changes the rent-vs-buy and new-vs-established sums - the Deal Auditor puts those together.

From the published SRO Tasmania scale (unchanged since 21 October 2013) - duty accrues per $100 or part of $100.
Duty is the tax on the way in - Tasmania also charges land tax each year you hold an investment property. The Tasmania land tax calculator shows that annual cost and when it starts.
Frequently asked questions
How much is stamp duty in Tasmania?
Tasmanian duty is a marginal scale reaching 4.25% above $375,000 and 4.5% above $725,000, charged per $100 or part thereof. On a $650,000 purchase the duty is $24,622.50 for any buyer. The rate table has been unchanged since October 2013.
Do first home buyers still pay no stamp duty in Tasmania?
Not any more. The 100% exemption for established homes up to $750,000 required the transfer to settle by 30 June 2026, and it was not extended. Is there any duty difference for investors in Tasmania?
No - Tasmania charges a single scale regardless of buyer type or whether you will live in the property. Foreign investors pay an additional 8% surcharge on residential property.
