How SA duty works
South Australia runs one duty scale for everyone - investors, owner-occupiers and companies pay the same rates, and there is no duty-free threshold at the bottom. The scale reaches 5.5% for value above $500,000, and duty is assessed per $100 or part thereof, so the dutiable value rounds up to the next $100 before the rates apply.
The big structural break is first home buyer relief: since June 2024 it is uncapped but applies only to new homes, off-the-plan apartments and vacant land - an established first home pays full duty. That pushes the new-vs-established decision hard toward new stock for SA first home buyers, and the reform-era negative gearing rules point the same direction for investors; the Deal Auditor prices both effects in one pass.

Do first home buyers pay stamp duty in SA?

Established homes receive no first-home duty relief in SA - that is the sharpest new-vs-established gap in the country.
Does SA have a foreign buyer surcharge?
Yes - foreign purchasers pay a 7% surcharge on the value of their interest in residential land, on top of standard duty. Since 13 February 2025, first home buyer relief no longer offsets the surcharge.
