The one jurisdiction with no land tax
Every other Australian state and territory levies an annual tax on investment landholdings - Queensland from $600,000 of taxable land, Victoria from just $50,000, the ACT from the first dollar of a rented property's land value. The Northern Territory levies none. For a buy-and-hold investor, that removes an entire line from the annual cost stack, and it is one reason NT yields screen differently from the east-coast capitals.

Is there land tax in the Northern Territory?
No. The Northern Territory levies no land tax at all - it is the only Australian state or territory without one. An NT investment property carries no annual state land tax bill regardless of how much land you hold there.
What property taxes does the NT charge instead?
Stamp duty on purchase (assessed by the Territory Revenue Office) and local council rates are the main property imposts. There is no annual state tax on landholdings, no foreign owner land tax surcharge, and no vacant land tax.
Does interstate land count toward other states' thresholds?
No - land tax is levied state by state on the land you hold in that state. NT land does not count toward the QLD $600,000 or NSW threshold, and holding land in several states means each state assesses only its own land. This is why some investors spread purchases across jurisdictions.
Could the NT introduce land tax later?
Any state or territory can legislate new taxes, and NT budgets are watched for exactly that. As at the date shown on this page, the official NT Government position is that there is no land tax in the NT. Check the NT Government property pages before relying on it for a long hold.
