How the Territory first home buyer stack works

The Territory runs the most aggressive first home buyer stack in the country, and it is worth stating plainly: a $550,000 new house-and-land package attracts a $50,000 grant, zero stamp duty, and 5% entry under the federal scheme - which means the grant can exceed the deposit and costs combined, putting the buyer cash-ahead at settlement. No price cap applies to either the grant or the duty exemption.

The catch is the calendar. The HomeGrown Territory Grant runs for contracts to 30 September 2027, but the House and Land Package Exemption was not extended with it and ends 30 June 2027 - after that, the same package pays full duty (4.95% flat at typical prices) while keeping the grant. Established homes get neither: no grant since September 2025, no duty relief at all. The NT also has no land tax if the home ever becomes an investment.

How much is the first home buyer grant in the NT?

$50,000 - the HomeGrown Territory Grant, the largest first home grant in Australia. It applies to building or buying a new home (never occupied or sold, including off-the-plan, owner-builds and fixed transportables) with no price cap, for contracts signed between 1 October 2024 and 30 September 2027. You must live in the home for at least 12 months.

Do first home buyers pay stamp duty in the NT?

Not on a new house-and-land package - the House and Land Package Exemption zeroes duty with no price cap and no means test for contracts to 30 June 2027, provided one buyer moves in within 12 months. Established homes get no duty relief: a $550,000 established purchase pays $27,225. Note the exemption deadline was NOT extended when the grant was - it ends 30 June 2027, three months before the grant window.

Can the grant really exceed my deposit and costs?

Yes. On a $550,000 new house-and-land package under the 5% Deposit Scheme, the sums are: $27,500 deposit plus roughly $3,400 in costs and zero duty - against a $50,000 grant. The grant is paid at settlement through your conveyancer, so the stack can put a Territory buyer ahead at settlement, something possible nowhere else in Australia.

What is the 5% deposit scheme cap in the NT?

$750,000 for Darwin and $600,000 for the rest of the Territory, per the split that took effect 1 July 2026. Help to Buy uses a flat $600,000 cap territory-wide. Both are price caps only - the 5% Deposit Scheme has had no income caps since 1 October 2025.

What if I already own a home in the NT?

The FreshStart New Home Grant pays $30,000 to previous and existing home owners who build or buy a new home - same contract deadline of 30 September 2027. It cannot be combined with the HomeGrown Territory Grant, and neither grant applies to established purchases. The old $10,000 established-home FHB grant closed for contracts after 30 September 2025.
